From the Board

The Board is acutely aware of the long lasting problems with some of the streetlights in our development. These streetlights were installed when the development was built starting in 1978. These lights are of course not manufactured any more and we do not feel that we can afford to replace them all, so we are looking for the best possible match. We have identified a vendor and have ordered two different samples (which must be custom manufactured) to compare with our current lights. Additionally, the repercussions of the coronavirus situation have further delayed production.

The Board is as frustrated as you are.

When we asked for bids for resurfacing the streets in late 2018, we discovered that the streets had not lived up to their expected life by a couple of years, and large sections needed to be completely resurfaced rather than just resealed. As this involved incurring a considerable cost earlier than expected, we decided to proceed in stages. In the first stage, in late 2018 and early 2019, we resurfaced Barcelona, Lido, Portofino and the associated portions of Martinique as these were in the worst shape and made repairs to patches as needed to the rest of the streets. Those remaining streets will be resurfaced in 2024.

Our landscaping company is aware of the state of the tree in the park that is near death and has adjusted the watering to try to save it. If they are not successful it will be replaced.

Association Requirements and Architectural Rules

Trash and recycling bins should be placed at the curb after 3:00 PM the day before pickup and removed by 6:00 PM the day of the pickup. At all other times they must be stored where they are not visible from the street.

The only exterior approved paint color is Sherman Williams Paint # RWC 8150. The Board recommends, but does not require, Sherman Williams Sherlastic Paint. This paint may extend the life of your paint since it includes an additive that improves adhesion and reduces and reduces water infiltration by sealing small cracks in the stucco.

Please note:Sherman Williams Paint # RWC 8150 is a special paint created for Sunrise Homes. If you attempt to have the paint matched by another vendor and it does not match the approved color, the Board will require you to repaint your home in the approved color.

The approved roof tile is manufactured by Eagle Malibu and is # 2124.

The approved colors for painted garage doore and trim is Olympic A-100 Flat Latex House Paint in Oxford Brown or Behr Plus 10 Solid Color House and Fence Stain in Oxford Brown.

The approved rain gutter style is 2x4 curved facia with wing. The rain gutters and downspouts must be painted to match the exterior house color.

For window replacements, frames must be brown or beige. White window frames are not permitted.

All changes, modifications and additions to any home that are visible from outside the home must be approved in advance by the Board.
